Auction Notice (983/व्यव0अनु0/2026)
- Property
- Government residential plots sold by public auction.
- Location
- Indirapuram: Gyan Khand 2/3, Shakti Khand 4 and Extension Blocks A/B.
- Price
- New SK-IV/372: 90 m², ₹85.50 lakh reserve; GK-II/194: 135 m², ₹128.25 lakh. Lowest listed GK-III/119: 90 m², ₹76.50 lakh. All are reserve prices, not expected winning prices. Add 12% surcharge, assessed location premiums and other acquisition costs.
- Upfront payment
- EMD: ₹8.55 lakh for SK-IV/372, ₹12.83 lakh for GK-II/194; ₹7.65 lakh for GK-III/119, credited against price. Numeric application/brochure fee: Not recorded.
- Who can apply
- Persons or legally constituted entities meeting the brochure requirements; notarised financial-capacity affidavit and relevant identity/entity documents. A personal eligibility determination is not included.
- Dates
- Applications/registration and brochure submission: 21 October–5 November 2026. Closing hour: Not recorded; do not assume midnight. Auction: 12 November 2026, 11:00 IST, Hindi Bhawan, Lohia Nagar.
Offered units: 28 listed residential plots; not a live remaining balance.
Change: The 22 October additions remain in the current packet; no later amendment was found in the checked current index. The revised list contains 28 individual residential plots, replacing the earlier 26-row list; commercial and developer group-housing parcels are excluded.
Important: HIGH risk until the required fee and selected-lot terms are confirmed. The revised schedule now identifies SK-IV/728 as Shakti Khand 4. For these retail plots, 75% of the total price is required before agreement/possession—not the older 25% wording. As-is sale; transfer/renting before the sale deed is barred under the instalment plan.
More details
- Read Notice 983 and the revised lot schedule from GDA Auctions; identify the exact plot and inspect its site/title.
- Obtain the scheme-specific fee, payment instructions and cutoff hours. The official bidder entry uses email/OTP; the dated notice also permits brochure/application submission through HDFC Bank, RDC Raj Nagar.
- Prepare the financial-capacity affidavit and required applicant/entity documents; submit the application and EMD through the prescribed official route before the deadline. No application is made by this bulletin.
- If independently proceeding, retain the official receipt and attend the auction. Highest bid remains subject to acceptance; bid increments are announced at auction.
- Initial payment is 25%, with EMD credited; the balance follows the selected plan. Possession requires the amended 75% threshold; full payment precedes the final deed. Unsuccessful EMD is refundable within 15 days after auction without interest; fee is non-refundable and default/surrender can forfeit EMD.
GK-III/119 at reserve plus 12% gives ₹85.68 lakh before premiums, stamp/registration, utilities, maintenance, interest and legal/site costs. It is not an all-in figure or a bid cap. Potential premiums are 5% each for corner, park-facing and road of at least 18 m; all three together are 12%. The plot119 drawing suggests a park-facing premium needs confirmation.
The court-stay/area warning in the addendum concerns developer group-housing parcel C/GH-5, which is excluded here; it must not be attributed to these individual residential plots. Use the authority-linked route, not a lookalike ERP website.
Results and refunds
GDA’s current homepage carries instructions for unsuccessful Scheme 935 refund transactions: affected applicants should submit a request and the required supporting documents to the GDA PRO. This is a correction route, not confirmation that refunds were paid. Official GDA notice entry. Applicant lists are not reproduced.
Yamuna Expressway Industrial Development Authority
RPS10/2026 — closed residential-plot scheme
- Property
- YEIDA government residential leasehold plots offered by draw; historical applicant/allottee information, not a new sale.
- Location
- YEIDA Sectors 15C, 18 and 24A in the Greater Noida/Jewar catchment. Do not describe these as NOIDA Authority plots.
- Price
- Historical allotment rate ₹36,260/m²: base ₹58.74–105.15 lakh for the original 162–290 m² sizes. Add the brochure’s one-time lease rent of 10% and applicable location premiums, deed, development/utility and finance costs. These are not current resale quotations.
- Upfront payment
- Historical form cost ₹600. Original registration deposits were ₹5,87,412–₹10,51,540 for general applicants and ₹2,93,706–₹5,25,770 for SC/ST applicants across the advertised sizes. Successful deposits adjust against premium once. The original brochure required the full premium within 60 days of the allotment letter; the later existing-allottee extension is described below. These are not instructions to pay a new application deposit today.
- Who can apply
- No new applicant window is established. Original general eligibility required Indian applicants/co-applicants aged at least 18 at scheme issue, legally competent and not prohibited from buying property in Uttar Pradesh; one plot application, no HUF, and prior YEIDA allotment/family/co-applicant restrictions applied. Reserved farmer/functional-industrial categories had separate conditions. The 7% land-acquisition allotments are separately restricted to identified beneficiaries.
- Dates
- Original application 6 April–6 May 2026; advertised draw 18 June 2026. The later existing-allottee payment extension ended 29 September 2026.
Offered units: 973 original plots: 476 of 162 m², four each of 183 and 184 m², 481 of 200 m², six of 223 m² and two of 290 m²; not available stock.
Important: HIGH risk for a presumed quick resale: this is a 90-year lease, not unrestricted freehold. The original as-is brochure anticipated about five years for development before possession, required construction/occupancy within three years of the lease deed, and imposed authority transfer conditions. The payment notice allowed payment through 29 September with 13.50% annual interest compounded half-yearly and referred to cancellation proceedings under clause 19(iii). It does not prove that every defaulting allotment was actually cancelled. New availability is not established by the surviving brochure or result page.
More details
Existing applicants should use the official result entry privately and match their own allotment/demand. For any post-deadline payment, obtain written YEIDA confirmation of the allotment status and valid official payment route. Historical PLC is 5% each for park-facing, corner and a road of at least 18 m, capped at 15%; deposits count toward dues once. Current transfer permission, construction compliance, lease arrears and the exact plot’s title/site require checking before a resale transaction.
Original deposit schedule (general / SC-ST): 162 m² ₹5,87,412 / ₹2,93,706; 183 m² ₹6,63,558 / ₹3,31,779; 184 m² ₹6,67,184 / ₹3,33,592; 200 m² ₹7,25,200 / ₹3,62,600; 223 m² ₹8,08,598 / ₹4,04,299; 290 m² ₹10,51,540 / ₹5,25,770. The historical application route was online through YEIDA, not offline payments.
The original terms prohibited subdivision/amalgamation; the first three construction-extension years carried charges of 4%, 5% and 6% of total premium. Post-lease surrender deducted 30% of premium, and reserved farmer/functional-industrial allotments had five-year transfer restrictions. The brochure prints RERA UPRERAPRJ307764/03/2026; independent current RERA verification is not established. These original brochure facts were decoded on 24 October and retained with their historical dates; the currently retrieved brochure is unchanged.
Results and refunds
The current announcements include 25 August 2026 Kherli Bhaw and Pachokra 7% beneficiary-list notices. These are restricted land-acquisition rehabilitation allotments, not a public application scheme. Official announcements. Existing RPS10 applicants should use the linked result/payment notices above; no personal lookup was performed.

More details

- Supply the required eligibility documents, choose an available flat and pay the booking amount in one transaction within the 15-minute reservation window.
- Download the Demand-cum-Allotment Letter, normally issued within a week. Pay the balance within 60 days using a generated official challan; a further 30 days attracts 10% annual simple interest on the unpaid amount. Default risks cancellation and booking forfeiture. Restoration is conditional and may attract 14% penal interest and charges.
- Upload the affidavit, identity/address/PAN documents, category proof where applicable, and relevant bank/loan/TDS documents. Apply for possession within 90 days of full payment and take physical possession within 60 days of the possession letter to avoid watch-and-ward charges.
- Join the RWA and complete the registered freehold conveyance deed before any transfer. A loan does not extend payment deadlines; DDA retains its first lien until dues are paid. PwBD hire purchase has separate 25% initial-payment, 15-year repayment at 10% reducing-balance interest and transfer conditions.
Release history: original 1,224 flats; 8 September addition of 544 (Tower Z: 256 one-BHK at ₹33.51–33.77 lakh; Towers N/P: 288 two-BHK at ₹75.55–83.58 lakh); 1 October addition of 384 in X. X has 24 units on each of 16 floors, numbered 101–124 through 1601–1624. Suffixes 02/09/15/24 have 61.34 m²; the other 20 per floor have 60.86 m². These are separate offered releases, not a sum of unsold flats.
For the final acquisition budget, add stamp/registration on the assessable deed value, conversion charges, applicable tax, financing and legal/site costs to the stated subtotal; deposits are credited once. Delhi Revenue publishes 4% duty for a woman buyer or 6% for a man, plus 1% registration and ₹100 pasting charge. The applicable valuation and any concession need a unit-specific assessment; the discounted disposal price is not automatically the stamp-duty base.
Secondary asking-price check: two Pocket 11 advertisements ask ₹42 lakh for about 43 m² carpet area on the 14th floor; they may duplicate the same flat. A ₹44 lakh/60 m² advertisement returned in the search is actually Pocket 7 and is excluded. These are not completed sales or three independent matched comparables. Pocket 11 listings. No resale margin or appreciation is inferred.

Important: The 1,648 listed flats include sample flat C/9, which is not bookable. Maintenance, conversion, applicable taxes and stamp/registration costs are extra. MEDIUM risk: inspect the as-is flat and obtain the complete demand. The circular says the earlier offered inventory was booked within an hour; it is not carried forward as available. Delhi Revenue publishes 4% duty for a woman buyer or 6% for a man, plus 1% registration and ₹100 pasting charge. Add corpus ₹75,000/₹1.5 lakh/₹2.5 lakh respectively, 12 months’ maintenance at ₹1.50/₹2/₹2.50 per sq ft per month, ₹2,000 water and applicable conversion, tax and deed charges. - Indian citizens aged 18+, serving or retired government servants including Central/State government, PSU, public-sector bank, local/autonomous-body and university personnel within the brochure’s categories; PAN and own savings account required. Existing property ownership and multiple purchases are permitted. Preserve employment/retirement and category proof.
- Dates
- Registration began 19 December 2025; booking began 14 January 2026. The 29 September 2026 circular extends booking to 31 October 2026; exact cutoff hour: Not recorded. Stock may exhaust earlier.

Change: The existing 31 October window is now supported here by the full eligibility, fee, payment and conveyance terms; this is not a newly announced scheme.
Important: MEDIUM risk: final unit availability and demand require checking after login. Do not import Karmajeevi’s newer interest wording: this brochure says that a shortfall after 60 days can attract 10% annual simple interest on the entire amount for the entire month. Obtain the applicable demand and pay in full within 60 days if proceeding. No transfer before the registered conveyance deed; financing does not extend the deadline.
More details
- Start at the official scheme page; inspect the intended flat and read the brochure/extension. Create PAN-based Awaas credentials or use the existing registration.
- Select an available flat and complete the category booking amount in one transaction within the 15-minute reservation window. Check transaction limits beforehand.
- The Demand-cum-Allotment Letter is normally generated within 24 hours. Pay the demanded balance within 60 days. The further 30-day period attracts the brochure’s interest clause; non-payment risks cancellation and booking forfeiture. Restoration is discretionary, with 14% penal interest/other applicable charges, not an entitlement.
- Upload identity/address/PAN, affidavit, employment/retirement and relevant category, bank/loan/TDS documents. Seek possession within 90 days of full payment and take physical possession within 60 days of the possession letter.
- Join the RWA and execute the registered freehold conveyance before transfer. PwBD hire-purchase, where applicable, has separate instalment and transfer conditions.

DDA Janta Awaas Yojana Phase II 2026
- Property
- DDA-administered public EWS draw in the DLF Urban Pvt Ltd-built Pragati 1 project. This is developer-built housing administered by DDA, not a government plot, a DDA-built flat or a TCP e-Draw offer.
- Location
- Rohtak Road near Jakhira Flyover, New Delhi. Published plinth area 61.48–62.77 m² including common area, plus 7.08 m² scooter parking; carpet area: Not recorded.
- Price
- ₹34.86–35.50 lakh excluding GST. Brochure clause 10 says the disposal price already includes water, maintenance, corpus/sinking fund and DDA processing fee—do not add them a second time. Including the registration fee gives ₹34.885–35.525 lakh before GST, stamp/registration, finance and legal/site costs; it is not an all-in ceiling.
- Upfront payment
- ₹2,500 including GST, non-refundable and scheme-specific even for an existing DDA registrant. No separate application EMD is stated in the reviewed brochure. A successful applicant later pays the developer under its Demand-cum-Allotment Letter.
- Who can apply
- Indian citizens aged 18+ with PAN and their own savings account. Applicant and co-applicant families must each separately have annual income no more than ₹10 lakh; family income means applicant plus spouse. Valid competent-authority income/EWS certificates must be issued by the registration cutoff. A co-applicant must be family; reserved categories require the prescribed proof. Delhi property ownership is not prohibited.
- Dates
- Registration 7 October–7 December 2026; closing hour: Not recorded. Proposed computerized draw: 15 December 2026, not a guaranteed actual draw date.
Offered units: 209 EWS flats.
Change: The full current brochure establishes the ₹2,500 application fee, income rules, included charges and five-year lock-in; the existing window can now be reported as Open.
Important: HIGH resale risk: a five-year resale lock-in runs from physical possession. DLF Urban issues the demand, receives the price and executes the sale deed; do not assume DDA is the seller. No flat/floor choice is guaranteed. Completion, the particular flat’s condition, GST demand and deed valuation need checking. The 209 advertised flats are draw inventory, not an FCFS balance.
More details
- Use DDA’s scheme entry and create/login to the PAN-based account. Pay the scheme-specific ₹2,500 fee; an older Awaas registration does not waive it.
- Complete applicant/co-applicant and category details; upload clear PAN, identity, address, bank and competent-authority income/EWS/category documents. Correct errors before final submission; retain the acknowledgement. Do not submit an unsupported category claim.
- DDA conducts the computerized draw. A waitlist up to 100% of successful applicants may operate for nine months from the demand date; waiting is not an allotment promise.
- If allotted, verify the developer’s official demand and payment route. Pay within 60 days; a further 30 days carries 10% simple interest on the unpaid amount. After 90 days, cancellation/default consequences apply. Loan approval does not suspend the deadline.
- Complete developer possession and the registered freehold sale deed after payment, with identity, photographs, witnesses and required affidavits. Observe the five-year lock-in from physical possession.
The first-year maintenance basis is ₹1.50/sq ft/month and the corpus ceiling is 2.5% of disposal price, but clause 10 includes these in the published disposal price. Future maintenance is at actual cost.

- Price

Important: HIGH risk until the unit-category conflict and complete terms are resolved: the description says Type 1 but the offered-unit row says Type 2. TCP licence 1/2021, LC-4156, is listed through 18 January 2027. The portal quotes RERA HRERA-PKL-FBD-278-2021 dated 22 October 2021; current RERA validity, progress and adverse orders are not independently confirmed. Narendra Technopark — approved residential plot component
- Property
- Regulated-private residential plots of Narendra Infra Buildtech LLP within a larger licensed industrial plotted colony. TCP is the regulator, not the seller; only the approved residential component is covered.
- Location
- Taoru, District Nuh. Marketing references to Gurgaon/Sohna do not move this property into Gurugram.
- Price
- Authenticated current developer plot price, permitted premiums and full acquisition total: Not recorded. A matching project name/RERA number on a commercial site does not authenticate a price or payment destination.
- Upfront payment
- Authenticated booking/deposit/refund terms: Not recorded. The commercial page’s ₹21,000 claim is not verified as the legal promoter’s binding offer.
- Who can apply
- Current authenticated developer eligibility, offered plot numbers and allotment rules: Not recorded. Regulatory approval alone does not establish an open sale.
- Dates
- Licence 174/2025 dated 18 September 2025 is listed through 17 September 2030. Previously checked RERA approval: 7 January 2026, HRERA-PKL-NUH-823-2026. The commercial page advertises a 26 October 2026, 23:59 IST cutoff and 30 October allocation; neither is a government deadline or a confirmed promoter offer.
Offered units: Approved layout: 251 residential plots, 7.812 acres of residential plot area; 12.806 acres residential gross area including services. The entire 39.61875-acre colony is not residential. Current offered/balance stock: Not recorded.
Important: HIGH risk until the sales channel is linked to the legal promoter by regulatory/filed documents and a dated offer sets out price, deposit, refunds, payment, possession and transfer terms. The approved layout contains a 66 kV line, revenue paths, green belt and road-widening provisions. A previously read RERA certificate imposed account/public-notice conditions before sale; current compliance is unknown, not proven non-compliance. Do not send money through the unverified page.
More details
The current sales-page lead also claims unsuccessful refunds in 20 days and cancellation deductions of ₹10,000; these are unverified website claims, not authenticated developer promises. Before any booking, obtain the promoter-filed authority for the application/payment channel, the plot-specific approved layout, current RERA updates and the signed offer/agreement. This is not a special legal-clearance gate: the unresolved issue is the identity and content of the actual offer.
